How to increase your EPC rating – for landlords

The EASIEST guide for landlords to increase their property’s EPC rating

If you’re a landlord, you’ve likely seen the recent policies put in place by the UK government that affect the rental market.

More security for renters was announced for one, as landlords will soon be unable to ask for multiple months rent upfront.

But also on 7th February 2025, a government press release officially announced changes to requirements for the energy efficiency of rental properties.

From 2030, all rental properties are required to achieve a rating of a C or above on their Energy Performance Certificate (EPC).

This is simply a rating of a property’s energy efficiency, which measures things like insulation, heating, electricity etc.

A rating out of 100 is then given which puts a property in a band from A-G as the table below shows.

epc rating

Previously, as a landlord, you needed your property to be at least in the E category (39 points) if you wanted to rent it out to others.

But due to their green initiatives, the government has bumped this up to a category C (69 points).

That’s a huge 30 point jump that some landlords might find it hard to meet.

For context, improving insulation will get you about 8 points.

And a new boiler could push you up an extra 15 points at the most. That’s assuming you currently have a prehistoric, inefficient boiler. And most boilers today won’t meet that criteria.

So, how the hell are you meant to get from 39-54 points to 69-80 points and keep your property on the market?

Well there is one solution that will literally drag you from an E rating,

All the way up to a C.

And it’s the only thing on the market that can do it.

Without needing to rip out the walls to add new insulation,

Or gamble on a new boiler.

The easiest way to boost your EPC rating as a landlord, is by adding solar panels.

Installing solar panels on your property will have a tremendous affect on its energy efficiency.

So much so that it can add 15-20 points to your EPC rating.

Meaning adding a good solar panel system will catapult you from a mid-level E rating at 49 points, right up to a C.

Add a good battery storage system, and you’ll further cement that C rating.

Increase your EPC from E-C

This is a game changer for landlords up and down the country who are struggling to meet the latest requirements.

For years the incentive to make the switch to renewable energy had been purely a moral one.

But now with policies put in place like this, the financial incentive for going green has never been bigger!

And it’s not only you as the landlord who will benefit – but your tenants too!

You can expect their monthly energy bills to plummet when you install solar panels.

In fact, with the right size system, they could save up to 70% on the property’s energy bills annually.

Those cheap bills, coupled with the eco-conscious nature of today’s market will make your home 10x more attractive for renters out there.

Going green doesn’t sound to bad now does it, eh?

Conclusion

Without a doubt, the easiest way to increase your home’s EPC rating for landlords, is with solar panels.

A good system alone will give you an extra 15-20 points. You literally won’t find that anywhere else in the market.

As solar panel installers in south-east England ourselves, we’ve helped many landlords already improve their rental properties’ EPC.

And with the deadline just 5 years away, taking action to improve your properties efficiency NOW has never been more important.
